Short answerRoof Vital is a roof evaluation and asphalt shingle rejuvenation specialist working in Maine and Southern New Hampshire. Our work starts with determining what a roof actually needs — repair, rejuvenation, or replacement — and we turn down roofs that don't qualify for treatment.

Why a specialist instead of a general roofer

Most homeowners get one answer when they call about an aging roof: a replacement quote. That's not dishonesty — it's the product a roofing company sells. But an asphalt roof that's drying out isn't automatically a roof that's failing, and the difference between those two conditions is worth tens of thousands of dollars to a homeowner.

Roof Vital exists to make that distinction properly. We evaluate the shingle condition, the decking, the flashing, the penetrations and the ventilation, and then we tell you which of three paths your roof is on.

What we will not do

  • We won't quote a treatment from the driveway. Shingle condition cannot be judged from the ground or from satellite imagery.
  • We won't treat a roof that needs replacement. Applying rejuvenation to a failing roof takes a homeowner's money and delays the work they actually need.
  • We won't publish claims we can't support. No invented lifespan numbers, no fabricated reviews, no manufactured urgency, no countdown timers on pricing.
  • We won't publish example case studies. Our projects page shows real completed work with real photography — and stays empty until there's work to show.

How we assess a roof

Structural failure or severe damage

Rotting decking, widespread missing shingles, or a roof that has structurally failed. Replacement may be necessary, and we will say so.

Localized, repairable damage

Flashing, a run of lifted shingles, a contained leak. Targeted roof repair may be the appropriate and cheaper answer.

Aging shingles on a sound roof

Dry, stiffening asphalt shingles over intact decking with no major leaks. This is the condition we evaluate for rejuvenation.

Built for this climate

Maine and Southern New Hampshire roofs age through a specific combination of freeze/thaw cycling, snow retention, ice-dam pressure at the eaves, coastal salt and strong summer UV. A roof evaluation that ignores those factors misses most of what matters here. Our assessment checklist is written around them.

Roof Vital generally serves homeowners within approximately 60–70 miles of Portland, Maine, including Greater Portland, Southern Maine, portions of Central Maine, and Southern New Hampshire.

Licensing, insurance and credentials

Roof Vital does not currently publish licensing, insurance or manufacturer certification documentation, and we will not claim coverage we cannot produce.
