Home square footage ≠ roof square footage
A 2,000-square-foot home does not necessarily have a 2,000-square-foot roof. Roof area depends on the building footprint (not total living area), roof pitch, garage, additions, overhangs, dormers, roof shape and complexity. A two-story 2,000 sq ft home may have a 1,000 sq ft footprint and roughly 12–14 roofing squares; a sprawling single-story ranch of the same living area can easily exceed 24.
What drives roof replacement cost
- Roof size. The single largest factor, in squares of actual roof surface.
- Roofing material. Three-tab, architectural asphalt, metal and synthetics sit at very different price points.
- Roof pitch. Steeper roofs need staging, slow production, and raise labor per square.
- Stories. Material handling and safety setup scale with height.
- Complexity. Valleys, hips, dormers and cut-up planes waste material and add flashing work.
- Existing roofing layers. Two or three layers multiply the tear-off labor and disposal volume.
- Roof decking. Soft or rotted sheathing found at tear-off is a change order, typically $90 – $190 per sheet.
- Labor. Regional crew availability and season drive this more than most homeowners expect.
- Disposal. Dumpster and tipping fees, roughly $60 – $140 per square torn off.
- Accessibility. Where the dumpster and delivery can sit.
- Chimneys, skylights and valleys. Each is separate flashing detail work.
- Ventilation. Ridge vent, intake correction, or bath fan rerouting is often bundled in.
- Flashing. Step, counter and wall flashing replaced rather than reused.
- Ice and water protection. In Maine and New Hampshire this is not optional at the eaves and valleys.
- Geographic location. Coastal, inland and urban markets price differently even inside one state.
Online estimates are not contractor quotes
Any calculator — including ours — works from assumptions about your roof. A real estimate follows a measurement of the roof and an inspection of the decking, flashing and ventilation. Treat online figures as budgeting tools for deciding whether to get quotes, not as the quote itself.
What's included in a replacement estimate
A complete estimate should itemize tear-off and disposal, underlayment, ice and water shield coverage, starter and ridge, field shingles, flashing, ventilation, decking allowance, and cleanup. If a proposal is one number with no breakdown, ask for the breakdown before comparing it to anything.
Does your roof actually need replacement?
Some roofs genuinely need replacing, and delaying that only adds decking and insulation to the eventual bill. Some only need targeted repair. And some aging asphalt roofs — structurally sound, no major leaks, shingles intact but drying — may qualify for rejuvenation instead. Before committing to the numbers above, it's worth knowing which of the three your roof is.
Structural failure or severe damage
Rotting decking, widespread missing shingles, or a roof that has structurally failed. Replacement may be necessary, and we will say so.
Localized, repairable damage
Flashing, a run of lifted shingles, a contained leak. Targeted roof repair may be the appropriate and cheaper answer.
Aging shingles on a sound roof
Dry, stiffening asphalt shingles over intact decking with no major leaks. This is the condition we evaluate for rejuvenation.

Does house square footage equal roof square footage?
No. A 2,000 sq ft home does not have a 2,000 sq ft roof. Roof area depends on the building footprint, pitch, overhangs, dormers, garages, additions, and roof shape. A steeper roof over the same footprint has substantially more surface.
What affects roof replacement cost the most?
Roof surface area and pitch dominate, followed by complexity, the number of existing layers to tear off, and whether decking needs replacing. Chimneys, skylights, valleys, and ventilation upgrades add line items on top.
