Greater Portland

Dense mix of pre-1960 capes and colonials alongside 1990s–2000s subdivisions. Coastal fog, salt air and heavy winter sun reflection off snow all accelerate asphalt drying on south- and west-facing slopes.

North of Portland & Midcoast

Older village housing stock plus newer inland development. Longer snow retention on north-facing slopes and heavier tree cover mean shaded moss and granule wash are common alongside normal shingle aging.

Lewiston–Auburn & Inland Maine

Southern Maine

Beach-town seasonal housing, year-round coastal homes and inland York County properties. Salt spray, wind-driven rain and strong summer UV exposure are the dominant aging factors near the shore.

Southern New Hampshire & Seacoast

Seacoast salt exposure near Portsmouth and Hampton, with inland Strafford and Rockingham County towns seeing colder overnight lows and longer ice retention at the eaves.
