How does roof rejuvenation work?

Short answerRoof Vital inspects the roof, decides whether it's eligible, prepares the roof and property, applies the treatment at the manufacturer's specified rate, inspects the finished work, and hands the roof back on a normal maintenance schedule. Eligibility is decided before anything is applied.
  1. Step 1

    Roof assessment

    We get on the roof. Shingle flexibility, granule condition, curling, decking feel underfoot, flashing, valleys, penetrations, ventilation and any evidence of water intrusion are all documented.

  2. Step 2

    Determine eligibility

    The findings decide the path: repair, rejuvenate or replace. If the roof isn't a candidate, we say so and explain what it actually needs.

  3. Step 3

    Prepare roof & property

    Debris and moss addressed, minor shingle issues flagged, plantings and hard surfaces protected, access planned.

  4. Step 4

    Apply treatment

    Applied at the manufacturer's specified rate, within its temperature and dry-weather window. No tear-off, no dumpster.

  5. Step 5

    Final inspection

    Coverage confirmed across the roof plane, property walked, protection removed, findings reviewed with the homeowner.

  6. Step 6

    Ongoing roof care

    Gutters, limbs, moss and flashing checks continue as normal. Treatment is maintenance, not a replacement for maintenance.

Step 2 is the one that matters. Everything after it depends on what the roof actually is.

Structural failure or severe damage

Rotting decking, widespread missing shingles, or a roof that has structurally failed. Replacement may be necessary, and we will say so.

Localized, repairable damage

Flashing, a run of lifted shingles, a contained leak. Targeted roof repair may be the appropriate and cheaper answer.

Aging shingles on a sound roof

Dry, stiffening asphalt shingles over intact decking with no major leaks. This is the condition we evaluate for rejuvenation.

Rejuvenation is a maintenance treatment. It is not a structural remedy.

Why the sequence matters

The failure mode we see most often in this category is treatment applied to a roof that needed roofing work. It wastes the homeowner's money and delays a repair that only gets more expensive. That's why the assessment comes first and why we publish the disqualifying conditions as prominently as the qualifying ones.
