Comparison
Roof rejuvenation vs roof replacement
| Factor | Roof rejuvenation | Roof replacement |
|---|---|---|
| Purpose | Maintenance for aging but sound shingles | Replaces the entire roof covering |
| Cost | A fraction of replacement | The largest exterior spend on most homes |
| Project duration | Typically part of a single day | Typically 2–5 days |
| Disruption | Low — no dumpster, no tear-off noise | High — crew, noise, debris |
| Tear-off | None | Full removal of existing layers |
| Material waste | Minimal | An entire roof to the landfill |
| Required roof condition | Structurally sound, no major leaks | Any condition, including failed |
| Structural repair capability | None | Decking and framing addressed |
| Appropriate when | Shingles are drying and stiffening with age | Rot, structural failure, widespread shingle loss, or end of service life |
| Expected outcome | Continued service from an existing roof | A new roof with a new service life and warranty |
Rejuvenation cannot repair decking, structural damage, or widespread missing shingles.
Cost, side by side
The comparison below is only meaningful for a roof that qualifies. For a roof that doesn't, the rejuvenation column simply isn't available.
| Roof size | Rejuvenation | Replacement |
|---|---|---|
| 20 squares (2,000 sq ft) | $3,800 – $7,000 | $11,000 – $21,000 |
| 25 squares (2,500 sq ft) | $4,800 – $8,500 | $14,000 – $26,000 |
| 30 squares (3,000 sq ft) | $5,500 – $10,000 | $16,500 – $32,000 |
| 35 squares (3,500 sq ft) | $6,500 – $12,000 | $19,500 – $37,000 |
| 40 squares (4,000 sq ft) | $7,500 – $13,500 | $22,000 – $42,000 |
Figures on this page are planning ranges, not a contractor quote. Actual pricing depends on an on-site measurement of your roof.
The message that matters most
Roof rejuvenation is not a substitute for replacing a structurally failed roof. If a roof has rotting decking, sagging framing, widespread missing shingles or active water intrusion, treatment does not address any of it. Spending money on the surface of a failing roof delays the real fix and increases what it eventually costs.
And the option most homeowners forget
Repair sits between the two. A contained leak at a chimney, failed step flashing, or a wind-lifted run of shingles is a repair — not a reason to replace a roof with years of service left, and not something a treatment fixes.
Structural failure or severe damage
Rotting decking, widespread missing shingles, or a roof that has structurally failed. Replacement may be necessary, and we will say so.
Localized, repairable damage
Flashing, a run of lifted shingles, a contained leak. Targeted roof repair may be the appropriate and cheaper answer.
Aging shingles on a sound roof
Dry, stiffening asphalt shingles over intact decking with no major leaks. This is the condition we evaluate for rejuvenation.
