What's specific to New Hampshire
- Seacoast wind exposure. Portsmouth, Hampton, North Hampton and Rye projects commonly specify enhanced nailing patterns and upgraded starter and ridge products. That's a real cost difference from an inland Rochester job of identical size.
- Salt-driven flashing replacement. Near the water, existing flashing and fasteners are more likely to be replaced outright rather than reused.
- Inland snow retention. Strafford County's deeper, longer snowpack means ice and water membrane coverage at eaves and valleys is specified generously.
- Historic-district work. Portsmouth and Exeter's older districts bring steep, complex roofs, tight access, and occasionally review requirements that add scheduling time.
- Tear-off and disposal. Roughly $60 – $140 per square, multiplied by existing layers.
- Decking. Roughly $90 – $190 per sheet where sheathing is found soft at tear-off.
- Ventilation. Correcting undersized intake during a re-roof is a common and worthwhile add.
- Labor season. The same compressed spring-to-fall window that drives Maine pricing applies across Southern NH.
Seacoast vs inland: the same roof, different numbers
A 26-square roof in Hampton and a 26-square roof in Rochester can differ by thousands once wind-rated fastening, flashing replacement and access are accounted for. When comparing quotes, confirm each one specifies the same fastening pattern, membrane coverage and flashing scope.

Before replacing, find out what your roof actually needs
Structural failure or severe damage
Rotting decking, widespread missing shingles, or a roof that has structurally failed. Replacement may be necessary, and we will say so.
Localized, repairable damage
Flashing, a run of lifted shingles, a contained leak. Targeted roof repair may be the appropriate and cheaper answer.
Aging shingles on a sound roof
Dry, stiffening asphalt shingles over intact decking with no major leaks. This is the condition we evaluate for rejuvenation.
