What drives the price
- Roof size. The dominant factor, measured in roofing squares of actual roof surface — not your home's living area.
- Roof pitch. Steeper roofs slow every task and may require staging.
- Roof complexity. Valleys, dormers, hips and penetrations add time and careful edge work.
- Stories. Ladder and access logistics scale with height.
- Accessibility. Tight lots, landscaping, fencing and overhead obstructions all add setup time.
- Shingle condition. A roof needing more preparation costs more to prepare.
- Preparation. Debris and moss removal, minor shingle work done before treatment.
- Travel. Properties at the outer edge of our 60–70-mile territory carry more travel time.
- Additional repairs. Roofing work is separate from treatment and priced separately.
Why we quote ranges, not a flat price
Two roofs with identical square counts can differ substantially once pitch, access and complexity are accounted for. A published flat price would either overcharge simple roofs or under-serve difficult ones. The assessment produces the actual number.
