Does Roof Rejuvenation Really Work?

Short answerRejuvenation addresses one specific failure mode — asphalt shingles drying out and losing flexibility. On a roof where that is the main problem and the structure is sound, it is a reasonable maintenance step. On a roof failing for any other reason, it will not help, and no honest contractor should sell it to you.

The question behind the question

Most homeowners asking 'does it work' are really asking two things: will it do something measurable, and is my roof the kind of roof where it matters.

The second question is the one that decides the outcome. A treatment aimed at shingle flexibility does nothing for a roof whose deck is soft or whose flashing is leaking.

How to judge a rejuvenation pitch

Ask any company offering this treatment these questions:

  • Did you get on the roof, or did you quote from the driveway?
  • What specifically about my shingles makes them a candidate?
  • What did you find at the flashing, valleys and penetrations?
  • What documentation supports the performance claims you are making?
  • Under what conditions would you tell me not to do this?
